while was in grad school learned renting out spare room(s) to other students was the only option, cuz renting to general public generally brought lots of noise, partying, crying kids, family visiting for weeks months on end, parking crowding, etc.whereas college/grad kids usually come with a guarantee from parent(s) or even scholarship stipend plus do have to study alot depending on the major. even if ur not living in the building generally students studying for exams is great energy whereas couples fighting with babies in the background is the opposite and affected my studies and my sleep!

$6500/400/12 = 1.35 years. essentially if you took that $400 per month and put it in a savings account, it would take you a little over 16 months to recuperate the $6500 you spent, meaning you would have to stay in this LOAN for at least 17 payments to have seen the benefit of buying down the rate and prepaying that interest up front (lets not kid ourselves, prepaying the interest up front is what you're doing). this is just one way to calculate this tangibly. but there are other factors.

I imagine Washington is just as expensive.Now I am focusing on out of state rentals simply because my business model can't scale and I don't want to be landlord for 100+ college kids sharing rooms lol.
