After I get the tax lien certificate, I think I'll be in a great position to negotiate lease-to-own with the owner, who is in financial distress, has mental disabilities and no competency managing a productive farm, and honestly needs to get out of the situation for her own health and sanity.

They had to figure it out and do some mental aerobics etc to get me where I wanted, but all good now!!

Often this is people with dementia, at some stage of Alzheimer’s, mentally impaired people who inherited property, etc.

You can't just go in there with a buy and hold forever mentality.

Of course I'm assuming some scummy lawyer hasn't succesfully argued that a PITA is a mental handicap ;)

If it helps determine which book gives me the best bang-for-the-buck towards my current goal, I'm hoping to start with purchasing a duplex/triplex with a buy and hold mentality.  

@Robert Butler so are you doing anything that's getting you into and successful at Real Estate or spending time on what you "think" won't work.PS Most of Real Estate follows a Crowd Mentality anyway, that's why Sales are highest when the cycle is approaching the Top of the Market and lowest when were at the trough.PPS Action and a Timeline!

The renter has a Owner mentality in the situation... it was all good. 

To me, what's worse than the monetary meaning of debt, is holding on to something emotionally or mentally - that's what drains you and holds you back.  

I think this mental shift could be helpful to someone.
