That would be a red flag for me at least.I do agree though, there might be an elderly person who would rather have the monthly income rather than a lump sum.I appreciate everyone's input!

In a worse case scenario I would be able to take over the mortgage with zero problems (well, except investment wise).I really have two questions that perplex me at the moment on the off chance I even remotely consider this:1) She does not currently own a home and so this could potentially be an FHA loan.

I have not reached out a realtor at this point since we plan on managing our own properties and having a management company do it 2 hours away does not appeal to me at this time.

As opposed to most investors, renovations don't scare me at all. 

This leaves me at -20.00 per month.

The question should be what kind of marketing do I have to do to find the distressed sellers who will sell to me at the right price.
