I obviously didn't purchase the policy, but before reading the actual policy the broker assured me the policy would cover that property, which it clearly didn't.If you have other assets in your name, an LLC provides an additional level of protection if you operate and maintain the LLC properly. 

For example, if someone from San Fransisco who made 100k per year were to move to my market in the midwest, They would only need to make around 45k per year to maintain the same standard of living.

Be blunt with her: "If you don't want to leave the heat on during the day so the unit maintains an appropriate temperature, that is fine, but you can't expect the unit to magically be warm when you get home."

They cannot lend all of the $1bn of Customer deposits in loansThey have to maintain certain liquidity levels which stops the banks from lending all of it.

Then you need to figure out what kind of rent income you can collect and what are the expenses to maintain the properties.

FWIW-  i already own an LLC for my main working gig, so I'm familiar with that it takes to create and maintain one.

My back up plan if the STR doesn't maintain, then to roll the unit into a mid-term rental. 

Or (2) putting a smaller downpayment on my first unit to maintain a 20% downpayment on my second unit.

Getting in is overall cheap, but I wouldn't let anyone do arbitrage without them maintaining the property and paying a premium in rents.I am not sure if I agree 100% with @Donald Brooks.
