A starts law suits.

The biggest reason is you would be exposing yourself to a multimillion dollar lawsuit.

I especially like my Mold Addendum as it contains a clause that releases me from future mold lawsuits the tenant may file.

They threatened a law suit if I don't get it replaced.

It is far more than just stating the ownership percentages and protecting you from lawsuits. 

Landlords get sued for various reasons such as poorly maintained property, unpaid mortgages, liens against the property, dispute of landlord responsibilities, the list goes on and on.To increase asset protection, consider using a multi layer barrier approach that impedes possible claimants from future lawsuits.

Also, protection from any lawsuit about injury or mold (if it comes to that) won't involve my other properties.  

I still do plan to meet with that Real Estate Attourney when he gets back from grieving about maybe doing a quick-claim deed of the ag side to one of my LLCs to protect the homestead from a lawsuit (or what ever he recommends).

To top off my anger and frustration over those who insist upon protecting these banks from the short sale flip crowd, here's one of many tales of woe over a homeowner who was downright defrauded by Wells Fargo while a lawsuit is pending.
