Don't bother with the title co yet.

Hi guys and gals, I wanted to start a discussion on starting out in real estate investing by house hacking in a relatively hot market such as Denver, CO and the surrounding Denver Metro Area.

With the Quit Claim deed in Colorado, I can say it is a $10 or less "sale" and not pay anything.  

The Title Co. can tell you if the Title will be clean.

I would notify your mortgage co of the mistake and ask it be refunded to the title co.  

The reason is my old co gave each one of my properties a different policys.  

After closing I called CO nat. gas only to learn that the house has never had natural gas; was on propane. 

I asked escrow co. to recommend one and they sent me the info of the guy they work with on 1031's all the time, he apparently does all the 1031's for a major realtor office.

Can your parents or a relative co-sign on the loan?
