Sounds to me like it isn't an ideal rental I would sell it tax free (since you have lived in it for 2 out of last 5 years) and then use the proceeds to buy a value add house hack and fix it up over the course of living there with that extra money you made.

@Travelle Mason When I inspect houses I explain to my clients that each inspection item will fit into 1 of 3 categories:Issues that a big problem NOW and need to be corrected nowIssues that aren't causing a problem yet, but could cause big problems later if not addressedSmall items that really aren't that big of a deal (like @Brian Pulaski said)Home inspectors must assume that their clients want to know about every single defect.

I've looked into all sorts of loans, and it would seem an SBA 504 loan would be a great fit for our financial needs, but given that we are still trying to acquire the property, it's long processing time (months and months I'm told) makes things very difficult.

It’s just one of those “oops” that I deal with daily in contracting and have to not let it get to me.As far as the realtor mentioning that they removed insulation, and I assume replaced it.....of course they did, there was a leak, a leak automatically means there was water, but not necessarily mold.
