The M.O. for my company is buy distressed with cash or hard money, stabilize and refinance to hold.

Im interested in "buy and hold" for my first purchase and I have been just looking in my preferred areas (California /Florida) and getting my plan together.

I'm looking to learn about buy and hold rental property investing.  

But the real question is would you really want to hold a tenant to their lease if they truly wanted to leave?

Many are able to generate attractive cash flows in the 10% range and deliver 20% IRR over say a 3-5 year hold period.  

We're entering the winter sales season are you prepared to hold until spring?

We are planning on doing the others with a mix of commercial portfolio loan and conventional (for one that I am going to hold by myself as a possible retirement home 10-15 years down the road). 

I'm a buy and hold BRRR investor (or trying to be).

I worked with an insurance broker in the past, but I found that his quotes were not the lowest, and it was impossible to get a hold of anyone in his office when I needed something or had questions.

Regarding pools for buy and hold properties we avoid them in general because of the maintenance and liability.
