I focus on doing things I'd otherwise have to hire a licensee or wait forever for like my fence or carpet. 

You can't prevent it forever.

While less desirable lands will take forever to sell with deep discounts, highly desirable lands will sell at premium but the most challenging part that we all know is the ability to forecast into the future.
