Russell I had my first contract come in on one of my new builds and the commission was simply one of the line items in the addendum.. it became a negotiating point and thats what I did as the owner/seller I did my counter and part of it was a commission adjustment to the amount the agent put in the offer..

The first one is a 3 bedroom 1 bath house on 1.67 acres.

This would be the first time I'm using a HELOC on my primary ($250,000 line) to try and obtain another property.

These markets are what we would call D class; Hartford, Waterbury, parts of New Haven, Bridgeport. 

When I first got started, I made a huge mistake by skipping this step.

The property had undergone significant renovations c10 years ago following the issuance of three class B violations - mold, lack carbon monoxide detectors x2.

So the first question I would ask is why have these not been submitted?
