In their defense we did destroy the carpet between my dog and parties however he pointed out in a week both my and my neighbors water heater flooded our apartment twice so they needed to replace it anyway.

Check the comps in your area, see what the square footage and number of bedrooms is average, and maybe consider a good size bedroom and a nicely appointed laundry with a dog wash or something in it.
