I'm having a hard time finding properties in my area without paying a wholesaler or competing with others when I have cash to purchase homes under $150K with low (cosmetic) rehabs.

I have a property that can be a quick cosmetic turn.

It could use quite a bit of cosmetic work and it is in a fantastic location great appreciation.My follow up response would be, even with the renovations and hopefully see a profit on a flip.

I guess I'm just looking for a cool, walkable neighborhood that is up and coming but offers some nicer home options with larger size rooms that would just need cosmetic updating, not a ground-up rehab to modernize it.

We are both newbies and would like our first deal to be a flip requiring mainly cosmetic repairs.  

I'd say that's fair IF you are only doing cosmetic work.

I am totally fine with fixing basic cosmetic issues myself (paint, carpet) but I wouldn't want to get into a situation where I would need to put 50k into a property.I am willing to take risk but needs to be calculated risk so I don't drown in my first deal.Looking forward to hearing everyone's thoughts!

The house is in great condition, it just need some cosmetic work.

Over time and with experience you will be able to look at a destroyed house and at least fairly accurately guess the cosmetic rehab for the house.
