Then 3 to 4 people on the team would split the 50k.The split is generally based on experience level and tenure so Senior Director, Director, Junior Director,etc.Senior member out of 50k might get 25k, Director 17k, Junior 8k.So as an example with my 15 years in the business I own my company so the 100k would all go to me as no teams or split because I am the brokerage.So that Senior director has to do 4 deals to equal what I make, the director has to do about 6 deals to my 1, junior has to do about 12 deals to my 1.

That's pretty affordable compared to the fed and state tax on 87K and depreciation recap.Ned's right - the withholding tax should be waived in the 1031 as MD honors 1031 at the state level. 

@Micquel Bernier find someone with experience in your market to co-wholesale with and split the profits until your confident in your abilities. 

I will say there's plenty of catalysts out there; Stretched labor market, high corporate debt, overvalued assets, massive government debt on almost all levels, geopolitical instability, failing pension funds, political uncertainty, and on it goes.

Also many old tools in walls over the years; usually tape measures (old fashioned kind that fold out like rulers), planers, levels, flat bars, crow bars, nailsets, hammers and such.

Hi,Looking for advice on how I can start to gather vacancy rates and avg rents charged for last 5-10 years at a very micro level (each unit in the area im looking at).  

They do a good job driving housing prices up and then taxing, constricting affordable new drvelooment, and regulating the area enough to maintain the higher prices levels .

Just start talking to people, customers, employees, whomever.
