My background is mainly in technology, however I have also worked for a Real Estate broker/agent doing web design, MLS IDX integration, social media campaigns, market reports, etc.

Are my numbers too tight or is everybody doing off market deals and leaving those overpriced to sit on the web?

When a broker markets a deal they will usually start with their own web site. 

I live in MD, but am interested in multifamily deals in FL, NC, CA, TX, HI and AZ I also have a new web-based business model for large-scale REI.
