Plus the whole room was decorated with lots and lots of personal portraits and photos.

I have owened in this area, I currently manage several in this area on Glynn, Burlinggame, Waverly etc.....Unfortunately w/o an address and knowing the condition of your property it is 100% impossible to answer your question "What does tihs area normally market for in sales" - the area is too big to give an answer w/o photos, knowing condition of your home and block.  

then there is also your Title Insurance maybe become invalided by the quit claim deed...The other issue raised by the other poster here is the self-management catch by the irs.

I have also attached photos of the property, small shed, and large shed/storage. 

I've tried having them add me to buyer list, but then I find myself in a catch-22 described by @joe cassandra.
