I was wondering if anyone out there is in the Lawton market and what you all think of it’s vibrancy.  

There is actual potential to scale and develop a market position that beats stick built in modular, in my opinion this doesn't exist with container builds.

There is a ton of saturation in the cbus market not only here on this platform but with investors in general, its a hot, competitive market, but that also means there are a huge number of garbage operators too, so do your due diligence on who you listen too, but again I can't say enough good things about tommy.  

My wife and I understand that we could give our home to an adult child when we pass away and that our adult child would pay no capital gains taxes on it.But, we have multiple rental properties owned by our LLC and we want to give each our 7 children a property when we pass away.

But if there is ample room in the bedroom and you can take a single sink to double vanity, or add a dedicated water closet, or take a 3x3 shower into a 3x5 or larger, making the bathroom more luxurious, than I could see a good ROI on that.While the area may be very nice, the price point you are talking (and I don't know the specific market) is borderline starter home prices.  

It sounds like you already have a great foundation with your rental and BRRR experience in the UK, and you'll find many similarities in the US market but also a few key differences.For location, I’d suggest looking into markets with strong population growth, economic stability, and landlord-friendly regulations.
