Now they might argue their tenants stay for many years so vacancy is almost nonexistent, but I am skeptical of this kind of thing.Is there any major metro in the country that is not a Detroit or Chicago where 10+ cap on a C level duplex or something is achievable?

This is kind of new to me because my first multi was financed privately, and I was already living in the property when I refinanced to a conventional mortgage.

It seems like it would be a labor intensive effort to get the place turned, and no one would put that kind of effort in except an owner.
