If the comp in the area are modern post 2010 houses and you have a 1955 floor plan, don't fall for the trap like I did and put a lipstick fix on a old house (I upgraded everything, plumbing, electrical and HVAC, new roof and a complete make over).

Recently, on more than one occasion, one of those properties, during heavy rain/flash flood, the water overflows in the basement shower and causes the floor/back half of the basement to flood.I contacted my plumber about putting in a back flow valve in the main trap in the front of the building to prevent the City sewer from backing into the house.

These markets' local governments, such as mine and @Tim Schroeder's, figured out how to tax and monetize these rentals well before I was born, and any sort of regulation against these types of rentals would be so detrimental to the local economy that there is very very little chance it would ever happen.
