The only major things that I have been able to think of are providing living spaces for people in lower income situations (Section 8(ish)) or maybe a battered women's shelter (not sure if that is the PC name for that), or potentially a halfway house.

I also get 2% back on all purchases from Home Depot through a local REIA membership (which I believe they get from an affiliation with the National Real Estate Investors Association) Funny story -- I met a flipper/developer who said he purchases $1 million through Home Depot each year.

The idea would be to do certain lending that the national lenders might not, or would not do.The primary lender would expect the original seller to capture the home, refurb the home, and resell the home with the title staying with the lender until the collateral was resold.
