Collect any deposit in an installment method if you don't have any in place ...

I have switched property mangers in the mean time but have been pursuing my missed owner payments and security deposit plus 200 dollar emergency fund.

That is no different than drawing on the HELOC you own, and depositing that into the business.

Once a payment is made you will get an e-mail and the money gets deposited just like a credit card deposit.  

I have a separate bank account set up for the house which will hold tenant rent payments and deposit, and will also be used to pay for the remodeling loans and the mortgage.

Our monthly payment was $2400 and included $2400 deposit.  

They rent to people w/  kids-- kids mess things up, it's part of the game, that's why there's a security deposit.

We do have a real estate agent assisting us in finding renters and with the showings, however, I'm not really sure we should have a first "bad start"Should we minimize the risk of the "buts" by requesting a higher upfront deposit (e.g.: 3 rents in advance)?
