We are just a little disappointed because the Listing Agent proudly displays all of the various accreditations, and this is a big name brokerage.Also, since the trust is broken with the sellers and Listing Agent, do we need to amend the sales contract and line item all major appliances, light fixtures, etc..This is in The Woodlands, Texas…Thanks,Matt

Or use *slightly* nicer finishing materials.For example, if your competition is using laminate countertops and engineered hardwoods, you might want to use *new* laminate countertops and low-end real hardwoods.For my rehabs, I like to ensure everything (paint, flooring, fixtures, etc) is brand new, even if relatively low end.

Off the top of my head we look at the roof condition, windows, exterior condition (rotting wood, broken siding, cracks in brick, etc), gutters and downspouts, yard and landscaping, general curb appeal / potential, grading, light fixtures, trim, doors, driveways, sidewalks, etc.4)We have flipped houses with foundation issues, mold damage, electric overhauls, etc, so it is not what you need to avoid per say, but being able to put a price-tag on issues and accurately estimate rehab costs and value after the repairs are completed.

With those two, you just multiply the cost per sqft by the number of sqft that needs work for a quick estimateGet to know how much it costs to replace common fixtures such as plumbing, electrical etc.Once you have those down along with a few other things I may be leaving out, you can quickly add up all the line items to come up with an estimate.My partner, assistant, and I can quickly come up with a repair estimate off pictures alone, but thats after a lot of practice.

Things that would add to the cost would be if you're doing the ceiling too, a lot of trim to paint, priming (I just use the behr paint with the primer already in it and it covers fine), a lot of fixtures to take down, holes to patch, etc.
