If not, you really want to decide on a couple of approaches; wide variety of area driving to see the differences between neighborhoods followed by concentrated neighborhood drives. 

Now you have a city wide list of investors.You might need to dig a little deeper as some of those investors may not have been buying for several years.

I am very selective and I try to meet the owners face to face before telling them what I'm doing.

However, you need to be careful with the comps since there is a very wide range of properties in those areas ranging from early 1900's (earlier than 1950), all the way through present. 

People have made very wide spreads off fix and flips, and if the numbers work buy and holds can be good there. 

Trust me I’m much happier to charge a late fee versus evicting a tenant, cleaning the unit, market the unit and select a new tenant.

As with most urban areas there is a wide variety of neighborhoods within a 25 mile radius.
