With the small amount of garbage in each pail, a light wind would blow it over.

But eventually they get washed out.Personally I wouldn't and don't buy any STRs in hoa areas for the basic reason that they can change the rules on you at any point without warning.

For reference I am working on a 3 family full rehab, plumbing, electrical and light framing of closets and doors. 

People will leave lights on, crank the AC and even freeze it, etc...you learn ways to control that, but be ready to work through some of those things. 

When we learned about the deal we knew the renovation would be light, and it would provide a chance to go through the process of flipping a house without doing a large renovation.

So is it typical for all utilities to be covered by tenant, even for shared common areas (elec for hallway lights) in San Antonio?   

I am hopeful that the inspector will do a good job and warn me of anything big or small coming soon or in need of immediate attention. 

I actually picked up a tip on how to guestimate repair costs from a bigger pockets video.........Off top every house needs 5k worth of work.......then $10/sq ft for light rehab......$15/sq ft for medium rehab......$20/sq ft for full rehab.....

In the middle of a light rehab now, and just signed a tenant this weekend!

to the best of my knowledge it is public records in New Jersey however you can not file a OPRA to get it and neither can you get it by going down in person to the court house, if anyone can shed some light on this topic that would be a great help.ThanksDavid@Steve Uhlig
