Petersburg or hopewell area? Nothing in Richmond

I’m a general contractor that has flipped numerous houses for other people. I want to get in the game. I have some back up cash to spend but the only affordable properties for me would be in. Petersburg or hopewell. Anybody ever invest in those areas or know anything about them. I can afford a lot of the houses around there and can do most the work on my own.

Are those areas worth it?
