I never really made terrible decisions but also didn’t have anyone in my life who understood finances well enough to show me how to overcome the financial challenges I was faced with.

I was able to get a different quote for about 1/3 of the price... so I passed on the generous offer.Now, as a renter I have one and it's been absolute terrible.

Then they whisper to the buyers what a terrible house it was, the heating system doesn't work, and they plan to call it into code enforcement about other violations.

Now I am not saying the actual workmanship is terrible. 

Both options are terrible as far as I'm concerned.Just some food for thought.Oren

Or as a wise investing friend of mine once said, "You can't eat a Cap Rate"...meaning that even though a Cap Rate might be very good, cash flow might be terrible, depending on how the deal is structured. 

I went through a 1031 w/ TERRIBLE lender, like were talking so bad they cut me a check at the end of it bad.

Terrible idea?  

Interior is bland / old, but not in terrible shape....but would certainly need to be updated (floors / paint / counters / bathrooms, etc.) if you are looking to get top dollar.Long story short....has anyone ever done anything like this before? 

My “good deal” in Wasilla is, while not terrible, pretty much break even since rents are low in the valley.
