Also realize tradesmen are working for less at the moment (in my experience and market anyways) - I'm currently having work done on my house in Los Angeles and have gotten some really good quotes (it's funny how I rehab my own rentals mostly on my own but don't feel like rehabbing my own house and pay to have that work done).

Whitney, i just recently started learning more about the BRRRR Strategy and i am realizing that the prices here in socal really don't work for brrrr at all, so you are totally right :( I starting doing rough drafts of the numbers for houses here, and even if i find a property that's "under-market value", the numbers really still dont make sense unfortunately.

Could we say nothing to the lender, allow month-to-month Tenant B to stay, and then hope that Tenant A voluntarily moves out at the end of his original lease without the lender realizing we failed to meet the 60-day move-in stipulation due to the circumstances?
