Educating a borrower may have little financial reward initially, but it can be rewarding in public perception which by the way can be very valuable.

Patrick take the time to inspect it, if there is a comparable selling at that price, I would say its a good deal.

As stated by the previous poster, in my opinion, it would depend on how much of a spread there was percentagewise compared to total investment.

At least I'll have learned something from the attempt, whether it's how to (or how not to) market, talk with sellers, calculate comps, compare management companies, etc.I would love to make some money in the process, but if I don't I'm willing to stick it out for the long haul.

When I compare that to RE investments, RE kills it!

I like all of these scenarios, since my goal is only 4-5k net cash flow per month, seems easy compared to 25k!!

My advice to someone considering a coach would be for them to explain in the most specific terms on how their service benefits them compared to their alternatives.

It is not a glamorous lifestyle but it is an honest one that definitely has rewards.
