My opinion is that WHEN the next bear market hits the stock market, and when the interest rates creep up north, and when unemployment goes back up, based on the affordability relationship of figures, there should be a hit to the price of real estate. 

One large area of interest really is trying to figure out the best way to obtain funding without paying too large of fees that the deals no longer become worth it, but at the same time, I feel like if I stick to conventional investment loans, I am putting 25% down, which ties up a large amount of capital, and more than that, I am forced out of all cash offers and short closes which dramatically limits my opportunities, which is not wise.

It's not unheard of to help them figure out a place to move to and set them up with a moving company or uhaul and such. 

It’s easier to buy 20k under market than to give up 2/3 of my equity.I think it’s important to figure out YOUR goals.

If this wasn't new territory for me literally and figuratively I'd sign up right away, but I'm just going off of his confidence in his ability to make the deal work which is making me a bit uneasy.

I initially thought I would loan money on a short term basis to a group that bought, rehabbed and sold properties, but discovered other opportunities once I networked with other local investors.With a variety of investment options, I met with real estate attorneys regarding required documents and to figure out what their involvement would be with each investment.
