If anything, it reduces your risk because it prevents prices to drop sharply like they do in the US when people can't service their mortgages and have to sell.The downpayment and the interest rates are actually very low for Mexico.

This Contract Addendum states that if the appraised value is lower than the offer price, the seller will reduce the price to the appraised value OR the contract will be cancelled and your escrow returned to you.
