I informed them I had their signed and dated termination letter and that legally they needed to be out by 11:59 pm today or I will call the cops and pursue further legal action against them.

Hi @Chad Shell, great to hear you are taking the necessary steps to your first rental purchase.

@William Danielson the first step is getting a solid property manager who understands your limitations.

If the cost of the inexpensive car is less than the taxes you expect to pay on the 179 recapture, then (solely from a monetary perspective) it may be better to pursue the inexpensive car for personal purposes route.

Know what your next step is if they refuse to comply and be prepared to implement it immediately.

My next steps will be analyzing deal after deal and hopefully throw some offers out there soon.  

Just make sure this is not the case before you pursue a lot of time and energy in to filing a complaint.
