I plan to offer a very discounted rate for incentive, allowing them to see how practical it is and how easy it makes their life!

Its just not practical and if someone is promising you more than that just make sure you are doing your homework and due diligence.

Does anybody use neighborhood scout when doing online research of an area while looking for rental properties?

Placing tenants is a THING, meaning posting online, showing this space to potential tenants, getting a ton of time-wasting texts, and then all the other activities pre/post tenant placement. 

I'm using cozy.co so it is all online. 

Is this the general practice in the area.

I wonder if there are any online discounts like for example lowes you can find online 10% discounts.

.- I may be too practical to let myself purchase a mediocre deal and I am not interested at all in a bad deal.I realize this is an emotional and impulsive desire to have something flashy instead of another safer, practical rental, but I want to hear from you guys: Is it possible to find a cheap beachfront studio and make enough cash to consider it an investment, or would I just be throwing money away for a slightly brag-worthy deed?

Assuming you don't live in one of the units, you'll likely only be able to go up to a 75% LTV on a MF.... or at least that's all I've been able to find while talking to lenders and researching online.
