I consulted with my pre-paid legal plan attorney (no charge for the consultation) and I appealed the decision to district court.

From the investor perspective: In some ways it's an appealing model because if I were to hypothetically give someone this deal myself, I could speculate on appreciation without going through the trouble of running a rental... but of course, no cash flow, and who knows when they will sell. 

I am interested in real estate investing because passive income has always been appealing to me.

An underwriter unfamiliar with Lake Tahoe can google "why is Lake Tahoe an appealing vacation destination," read the results, and it makes perfect sense why you might want a "second home" at that destination. 

Some people have personal management challenges and even serious issues (hoarding,etc) that even most persuasive landlord can't overcome.You might appeal to the neighbors' interest in keeping up property values and your ability to get them "good neighbors". 

Furnish it nicely, and get a good photographer to come take photos.

Our rate of return mail is really low, but they are usually the most appealing deals...vacant property in good areas.  

The other units in the area might actually have those proforma rents, but it's a bold assumption that any specific property will support them also - - poor curb appeal, poor internal condition, war zone neighborhood....In your offer to purchase, demand a rent-roll for the last two years, signed as accurate, to be returned in 10 days of acceptance to see the real rents.
