After reading some of his posts I have become fascinated by his depth of research and seemingly powerful ability to sniff information -- however, I cannot help but be apprehensive as to the validity of the information provided (after all, this is search-engine research).

If you want to get into this business, more power to you.  

The powers to be at Fannie Mae & Freddie Mac, and the federal government would very likely take issue with such an approach, even though they track and secure data from appraisals on a national level for their research and review. 

I know I'm not a seasoned enough real estate investor for the listeners of the BP Podcast yet @Joshua Dorkin @Brandon Turner but I'm working on it ^^The great thing that this journey into real estate investing has taught me is the power of networking with others.
