If it is only partly wetland that is perhaps different and there are some towns where blue acres buyouts have left some isolated properties surrounded by blue acres land.

Long Beach Island and Ocean City are by far the best.  

Commerical brokers do this in the form of their flyers and blue sky profroma's. you still have to do YOUR OWN due diligence.but once your licensed you will get a good feel.. 

I think doing the bottom half a Gray color and the siding white, with shutters that match the door (maybe a Navy blue) would look great.Trim the hedges up, do something around the sidewalk and maybe a flower bed on the left side and this property will look 100x better

I'd be interested in something near Blue Mountain Ski area in PA, up to like 30 minutes away by car, in a decent neighborhood..My main criteria for buying a house is if I would live there, I'm not even that picky...I don't even need a pool, gym, fireplace, etc etc.I've swam in the pool of my upscale building condo once over the last 2 years, lol.

So 1.5% would seem high but as indicated there are many variables that go into determining the insurance costs.10 years ago I had a property that had insurance cost of ~1% of value (on the ocean in Gulf Shores, Alabama). 

Satellite beach is minimum 30 days, unless you are direct ocean, Cocoa Beach is a yes, Indian Harbour Beach has a lot of hoops to jump through and is a "yes with conditions" and so forth.  

Condos as cheap as Mid 300, the ocean front into the millions.  

We also have some STR investors who buy in Sussex County and Ocean City.
