We have numerous options for financing but don't know which to take/works best for our venture (VA, FHA, traditional).My question(s) are;Which financing option is recommended for a partnership?

I am a newbie investor and I have read that you need to make numerous offers to get deals. 

@Dave Howland it's much easier to waive the appraisal if you price the property correctly and have some type of bidding war on it, causing the property price to go up.  

. - My office has worked with numerous investors whether it be Multifamily buy/hold or rehab/flip.

During this past year, I have had numerous friends offer me their money to "jump in" with us.

Donald there are numerous Real Estate Investor Clubs here in Baton Rouge, including one my organization operates.  

Of course, the discussions are numerous on BP about turnkey, but I have a bit of a different question (one that I have not seen addressed yet).If you've been a successful turnkey investor, what are the specific financial criteria that you've used to select your properties.

(unless you direct market and find someone who truly needs to sell for cash quickly) No matter what you are looking for you will be hard pressed to find something for 50k that isn't in a war zone.
