If I know it is a real steal, I will go ahead and grab it, but not worry too much about amassing a stockpile of things.I tend to be overly organized, so thought having some things handy and certain styles ahead of time might direct some of the choices during the rehab.Have read up on most of the posts here, but will also check out the pod casts - thanks for the tip!

(helps with financing)I'd look to see the minutes of meetings, it's a non-profit, they should be public.Minutes may indicate the number of votes, that tells you how active others are in the HOA, some never show up and the board just has a free hand, it gets political, I don't care for that, activity is much better as it keeps board members accountable.Only other real issue is maintenance contracts, are they independent or does the developer remain on the board and have maintenance contracts you can't get rid of?

As to my experience, I've had over 80 folks involved in management of RE operations, I've had budgets in the billions, so let's not get carried away with some superior management ability or some super slick operation, it's not that hard nor does it require some genius to hit 150or 200 or 500 flips, it takes organization and a good support staff.

Software (or an app) can organize your estimate and make it look professional but it won't tell you what to put in the estimate, and that's the make or break part.If this will be an ongoing part of your business I recommend finding or building the estimating functions as a part of your accounting system so that you can track costs from job to job.
