Really nail down your comps, buy the property directly from a motivated seller who is willing to accept less than market value, leave yourself enough room to make an acceptable profit, clean it up and sell it to an owner occupant for retail price.

I had a discussion with the builder and he offered to install the Tyvek homewrap in the method that Tyvek describes when AFTER the windows have already been installed as shown in Jim's links over the existing WRB this time using flat cap nails and tape.

I am curious what tax strategies people are planning to use to avoid the $10,000 cap on deducting property tax on a primary residence.Has anyone considered quitclaiming a primary into an LLC and then renting that property from your LLC?
