When done correctly this can easily equal or exceed the $ value of buying something used and rehabbing it, without any of the time, effort, complexity and $ uncertainty (hidden defects) of that process.It might be useful to think of it like buying fleet vehicles for a transportation business.

Some of them were part of the country clubs and included in the fees were country club memberships and along with other fees they come up to around $ 400/month (I found them on realtor.com)My question is, are there any other hidden fees or any reasons why I should keep away from those properties or is it fairly normal in Palm Springs area?

Hi Bobby,I'm fairly certain the new owner must honor the in-place rent agreements (that's how my homestate Minnesota does it), otherwise, the owner could play Deed games and to raise the rents overnight.Since you have month-to-month tenants, you can tell them to either vacate or sign a new lease agreement (at the $700 mark)I inherited tenants once and they were gems.

I'd prob get the same true buyer you would because I advertise for max exposure, but I'd only take a commission of 5%.You'd come along and "help" them out with a $50K offer and pocket the diff of what a true buyer (that you keep hidden) pays.smhBTW - Thanks for the offer, but I don't work with wholesalers since I'm focused on getting sellers the most for their property.
