Hi, all.A 5 year lease give a 5 year option to extend.

For some lenders I have talked with they are more than willing to refinance with the current rates because the term gets extended.

There are RE investors who have been networking for a long time, have the means to close in cash in a short duration, have a record of doing what they indicate, have paid bird dogs on their verbal commitment, have closed on multiple properties.  

New stimulus proposes extending moratorium another twelve months though..

I do consider having my extended family in the area as an advantage -- even if it just means having a place to stay while seeking out properties.
