Finding a deal that’s not a scam

Looking for my first flip. We’re all looking for a deal. I’m trying to determine where I can find the best deal. It seems that auction sites are just in it for themselves and are not really above board. auction.com has a bad reputation.Do people still buy For closures on the courthouse steps these days? Seems wholesalers are also kind of sketchy. Where can I find some good information? I’m in Southern California so I don’t know how much that has to do with the issues I’m having on finding legitimate properties. Any insight would be helpful.

@Jon Anderson Would you know a good deal if one came across your desk? If the answer is no then I would advise you to study your market a little more, understanding what houses are going for in particular areas goes a long way. Also analysis enough properties before buying. Get an idea of how to run the numbers.

Great tip for you -How many people know that you are looking to buy real estate? How many people do you network with in SoCal that are in real estate. All these things help with finding deals as well.

Real Estate across the country is in high demand. Those days of deals just falling in investors laps are long gone. Now we are in the phase of turning over every rock just to get that one deal and that one deal can come from anywhere. ( family friend, networking, co-worker, cold calling, driving for dollars, agent, ...etc)

Hope this Helps

Cheers!
