how much more expensive are the best commercial loan rates vs lowest residential loans, assuming you have super excellent credit (if that even matters) ?

Me and my husband are on our 3rd rental property and find that we need more organization in our budgets/expenses besides an excel sheet.

@Justin Mabry why put 20% down when you can get a 30 yr fixed mortgage with excellent terms for 5% or even 3% down?

You can get four decent thermometers with excellent reviews for under $30.

These are low-cost items that really can take a guest's stay from good to excellent.

My motivation to go after this property is that it is a 2017 build, in an excellent neighborhood with other new construction communities, in a highly appreciating South Florida market, with roughly 160k in equity built into the purchase.

Hoping to leverage his market expertise to find excellent deals. 

As far as crunching numbers go, if any of you have good ideas for how to do that....I like to play in Excel and use a spreadsheet often but if any of you have ideas for how to project the potential benefits over a year to 3-5 years of time by using any online calculators I'd love any ideas.
