Look, even in the midwest where lots of OOS investors are, the entry point is much much cheaper but cashflow isn't much either unless you put in a big downpayment.

From what I’ve seen, the return on A class is so low now compared to the initial cost of entry into that home.

It takes a bit to get set up and learn how to use it, but I love that it imports transactions from banks, credit cards, etc. makes the entry and reconciliation process easier.

What is the current entry/exit to the unit and what is the plan if it's changing?

We also have language that specifies that for fire inspections entry will be made even if they are not present.

Run the numbers, do your research, and don’t ignore prospects at the entry-level of the market – there can be some really good deals there.

We went with a small single family as our entry point for that very reason.

Being an agent while investing can certainly save you some money, but it is not a necessity and shouldn't be looked at as a barrier to entry.
