Renovating a 30x30 unfinished basement + renting advice?

This is my first real estate project and I'm looking to either start out with Air BnB and/or move toward full time tenants.

Do you think a studio type apartment would be best, or would it be advantageous to include 2 bedrooms? 

Any renovation tips?
