The only thing I have to overnight is the Deed that I sign when I sell to my buyer so the Title company can record it.The key is to keep good communication with EVERYONE involved so everyone feels comfortable and is on the same page.I love these deals!

You may need to signup for his newsletter to get access to it. 2) The contractors I work with are paid when the job is completed unless it is a very large job in which case we agree to installments...never more than 1/3 up front. 3) I usually have the bulk of the materials delivered by Lowe's or HD, it makes it much easier than making a bunch of runs to and from the store...just make sure you do a quick look for damage on anything that is damage prone. 4) I would say either would work but this is out of my expertise.

The key to selling it is this: out of every 100 people you talk to, 50 of them will eventually go on to list. 40 of them will be tire kickers. 10 will really need to sell, and of those, 1 or 2 will be standard wholesale deal worthy, while the other 8 will need a more complicated strategy, such as sub 2.You need to find a way to monetize those 58 motivated people that you wont be doing a deal with.
