Hello BP, sometime ago i read "The definitive guide to using seller financing to buy real estate", and only thought that to prevent due on sale clause, that would mean i can only used this method on debt free property.

We should definately share our process and methods...investing in US remotely from Canada definately brings its own challenges but its deable. 

Granted it's just a rule of thumb but that's a $500/m spread in the two methods.

But my ultimate goal is to apply the buy and hold /"BRRRR"(buy,rehab,rent, refinance and repeat.)plan to Achieve my financial freedom .

Instead, you either have to go with traditional methods such as asking family and friends for help, or you have to think outside the box and consider approaches like peer-to-peer lending and crowd funding.

My family to your, man I appreciate every sacrifice you have made for the freedom we get to enjoy to do real estate and more.There is another to generate cash flow with all of the stresses of flipping houses and landlording, all are great methods, I have found to investing in cash flow note secured by real estate to be profitable and less complicated.

But when higher dollar transactions are involved, there are various methods of the value analysis.

Unfortunately, the loan size ($300k-$400k) is a bit too small for CMBS or conduit loans, but I was hoping someone would know of other methods to obtain this this kind of product.

Unfortunately, there still doesn't seem to be a proven method for getting good historical rents other than PMs.And I say historical in the sense that it goes back one year.
