I’m curious about your experience renting. you can...i basically just found a really responsible relative and convinced them to move into our upstairs apartment for the same rent they were paying at their old place. twice the size and much more beautiful. we figured it was best to charge less than market rent and have peace of mind with someone we knew to be responsible than to try to charge market rate and play russian roulette with tenants in the Bronx.

Over the past couple of years I've done a lot of research in preparation for when I moved up here after college (I graduated this past May) and have determined buying a house hack on a duplex or triplex in the next year when our apartment lease expires (October 2019) seems to be the best bet. 

Your best bet is to get a conventional loan before you start into the world of LLC's. 

using a percentage isn't a good way to compare as this will vary based on loan size /  purchase price and location ...its  best to outline the loan amount  and the  specific  costs so anyone on the board  familiar with Utah can  help

They know minimum lot sizes, set back requirements, the process, etc. for That particular lot according to zoning and land use reg.s.  

Surely, an organization the size of Bigger Pockets can do better than this. 

Just carpet and paint for two units that size will easilly be 10k and chances are you are going to need other work.

I already have one property in town that is about the same size and I'm using the insurance cost on this place.  

Baby Boomer are getting up in their years, many are down sizing, moving in with family and even passing on.
