How to split one lot into multiple lots

I am currently looking at purchasing a property that is located on a 4 acre lot. The house is located in the front of the lot with nearly 3 acres behind it. After walking the property I thought I may be able to purchase the property and create 2 new lots with 1 arce each in the rear of the lot. The land is wide enough to add an easement and paved road access to the new lots. I have never dealt with splitting one tax lot into 2 or 3 lots and I was hoping to get some advice on this process. Some questions I have are, How long the process may take? How much it may cost to split the lot? and if there are any other issues that may arise when doing this.
