To qualify for your 1st mortgage I would attempt to have a down pmt of 10 to 20% in place in addition to some cash reserves for fix and repair or appliances if you need to buy them.

Why take a few hundred bucks if she is living for free on his dime.If he takes her to eviction court, they will pawn it off on "marriage" court.If "marriage" court gets involved the property will be foreclosed on before he can get her out and attempt to save the property.Thoughts?
