I currently have about $180K of equity in the home, but would only look to set up a line of credit of ~$30-$50K.

However, there are multiple programs that I utilize for my clients that give a savvy investor extra credit if the market rents fall below in-place rents - that extra credit comes in the form of 110% of the market rent being used for underwriting. 

I am looking for advice on which strategy should I follow(For some additional context, I purchased this from a turnkey company, so I probably paid a bit of a premium vs market prices)1.

It sounds like it could result in some additional headaches and even lost rent during the inspection process, so it probably wouldn’t make sense for me unless there is an upside in terms of higher rent.

My dilemma is that I have about 7k in credit card debt and a $600 a month car payment.

Additionally, I have over 30 rental arbitrage units and founded/operate a vaction rental property management company that oversees everything.

Even a bank with an 850 borrower credit score will not give a 5% loan with that type of down payment.

What are you scenarios looking like as far as credit and the types of properties ?
