So, back to Aaron's 33% gain, that is way above the 10% (6%) a Realtor would normally charge for effecting a similar transaction, in the best deal, a Realtor might take a buy side and a sale side on one property, at 12%, so 33% is exploding with predatory aspects.Now, good for you, you got a valuation from an independent party.

If they have lived at one address for 5 years, has worked at one job for 8 years, and you can independently verify that the letters you received aren't forged, I would go for it.

This is another area that can be a little tricky (but honestly, if you're getting anything for that cheap - you'll probably be just fine).Regarding your title search method, I think the low purchase price can warrant this approach, but rather than just relying on an online service to tell you this, it wouldn't hurt to do your own independent title search (looking at the documents that the county has on record), just to make sure you're seeing ALL of the relevant details, first-hand.
